The suburb of Warkworth is located at the edge of the Mahurangi River on the Northland Peninsula in Auckland North. The population of Warkworth is 5,445 people with 27.91% of those people living in rental accommodation. The suburb itself is charming and offers residents a blissful lifestyle as it acts as a gateway to the beaches of the west and wineries to the east.

Snells Beach and Algies Bay are beautiful coastal communities also located on the Northland Peninsula of Auckland North. The population of Snells Beach is 3,032 with 27.52% of its residents living in rental accommodation, whereas Algies Bay is on the smaller side at 700 people with 26.69% of residents living in rental accommodation. Each suburb offers a warm and inviting sense of community which makes them the perfect place for retirement or for raising your family.

Matakana is an inland town known for its verdant wineries, artist studios and beautiful countryside. The suburb has a population of 920 people with 23.38% of those people living in rental accommodation. Its neighbouring suburb is Point Wells which sits on the tip of the peninsula between the Omaha River and Whangateau Harbour. This rural retreat is mostly populated by holiday homes and boasts a local population of just 437 people with 24.21 of those residents living in rental accommodation.

The Property Market

The Auckland North area provides a range of housing stock from residential investment housing to lifestyle properties. Post COVID-19, there has been a significant shift of the population out of Auckland to the northern areas bound for greener pastures.

Single-storey homes and our Super Six house designs work well for this area as the majority of the zoning is Single Housing Zone as per the Auckland City Council Unitary Plan.

In the future, the zoning laws are set to change with more intensive development and the introduction of medium housing density residential standards coming to play resulting in Townhouses becoming more prevalent in the area.

The Infrastructure & Development

Due for completion in early 2023, the SH1 Puhoi to Warkworth roading project will improve travel times to the North Shore and Auckland City by 10 minutes. With the decrease in traffic times, the project will also herald new economic development opportunities.

The suburb of Warkworth has been identified as a satellite city by the Auckland City Council with major development scheduled for the next 15 years. The first of these developments is the Warkworth Ridge subdivision which has 700 sections and will provide families with an elevated lifestyle at just 45 minutes from Auckland Central. Mahurangi Heights in Snells Beach is due for a title issue in early 2023 with just over 60 sections scheduled to become available.

To accommodate this jump in population, the Warkworth Waste Water Scheme has been announced at an estimated cost of NZ $193 million which will see construction of a new wastewater treatment plant at Snells Beach, an upgrade to ocean outfall and a new pipeline and pump stations to increase the capacity of the wastewater network.

The Economy

As the largest rural town in the area, Warkworth serves as a rural catchment for Auckland North.

The agribusiness around the town is centered on dairy and sheep farms with wineries to the east and tourism endeavours following the coastline.

There is significant residential and employment growth projected for the next 30 years, with 1100 hectares allocated for future residential and business land.

These allocations will accommodate approximately 20,000 new people and 7500 additional dwellings.
