Holding the line

The team at Stroud Homes Auckland North, describe the building year of 2022 as “holding the line”, referring to the steep price hikes from suppliers and the flow-on effect it had on their customers.

But the year wasn’t all doom and gloom.

“Despite the current building environment and the challenges that have arisen, the main highlight is that we’ve managed to weather the adversity and heading into 2023, we’re in a strong position with several builds lined up and more to come.”

We chat with the team to find out how the year went and what’s in store for 2023.

What was the biggest hurdle your business overcame in 2022?

Continued rising prices from our suppliers in 2022 were easily the biggest hurdle we as a business had to overcome.

We’ve worked closely with our customers to help them stay within budget by using all the tools within our control.

Did you notice any building trends in your region over the year?

We’ve seen two main areas that have come to the fore this year:

The first one is technology; SMART Homes have become quite the talking point and customers are looking at ways they can automate their homes and stay secure.

Sustainability has also been a hot topic and many customers want to know how they can make their home greener and have less impact on the environment.

Any areas/suburbs in your region where it has been more popular to build new homes in?

Post-pandemic in 2021 there was strong interest in areas on the fringes of Auckland such as Warkworth and Snells Beach as people followed a trend of moving away from Auckland City.

This trend has slowed in 2022 but we’ve seen continued popularity for developments in Gulf Harbour, Milldale and Orewa.

What are you most looking forward to in 2023?

We’ve got several fantastic builds in Mahurangi Heights, Snells Beach. The title has been a long time coming so it’s going to be great to finally be able to start our build program here.

For all the customers it’s been a trying time and they’ve been so patient; it’s going to be rewarding to be able to deliver these homes to this lovely group of customers.

We’re fully staffed, optimistic and looking forward to serving more new customers in 2023 and beyond.

Lastly, any important dates or milestones we should know about for next year?

We have several builds in the Mahurangi Heights subdivision in Snells Beach so looking forward to seeing the title issue early in the year so we can commence our build program.

The Auckland Home Show has two dates scheduled for 2023 in April and May and Stroud Homes Auckland North will be in attendance at both.

Lastly, we are looking forward to completing our show home in the final quarter of 2023 so watch this space!
