The Auckland Unitary Plan

Now there’s an opportunity for people to redevelop their existing property.

Auckland has a new Unitary Plan where rules are relaxed as to what you can build on your land, making way for people to cut their land up and build another house on their property to either sell or rent out. In some instances, this can be multiple extra houses.


As per Auckland Council’s website, the Auckland Unitary Plan will “remove density restrictions, reducing parking requirements, and increasing height, which will enable over one million dwellings to be built in existing residential areas.”

In response, Stroud Homes Auckland South is working closely with the company We subdivide to provide feasibility studies on any particular house site to advise of all the options available for the home owner.

The Options for Subdividing

In the past, someone could own a house on a 800m2 site and not be able to cut it into two and build another house.

Now, people can have options such as :

  • Keep the existing house where it is, and build a 3 bedroom, 1 level house at the back to sell or rent out.
  • Keep the exiting house where it is and build 2 x two level homes out the back and rent or sell or a combination of both.
  • Knock the existing house down and build 4 or more houses, either as small standalone houses, or duplexes.

“The options are plenty,” says Stroud Homes Auckland South builder Craig Shorrock.

If interested, the home owner will then pay a small fee of $1,500.00 + GST, and get a complete feasibility study completed, showing all the options available.

“With the feasibility study, a simple phone call to us and we can advise if there are any options available at all, and if so, we’ll give you a brief rundown of the possibilities,” adds Craig.

Together with We Subdivide, Stroud Homes Auckland South will investigate and determine whether your property is potentially sub-dividable.

They will then talk you through the process of subdividing and Auckland Council’s new rulebook around land development. The study will also include the costs to carry out each of the options, and end values of the property for either sale or rental.

Note: The options may not be available to everyone. Each area of Auckland has different rules. 

The Process

Firstly, Stroud Homes Auckland South will assist you in preparing the subdivision resource consent application.

The team will research and compile the required information, including topographical survey and scheme plan, engineering/flood report, geotechnical report, CCTV investigation and concept house design.

Once the resource consent for the subdivision has been granted, Stroud Homes will proceed with engineering approval and the installation of the civil services such as waste and storm water, power, phone, fibre, water and gas.

As a client you will also be ensured all work has been carried out in accordance with the approved subdivision plan.

Stroud Homes can also assist with obtaining finance to carry out the project if required, and assist with the sales process of the end product.
