In Auckland, houses are selling like hot cakes, and for crazy prices too.

Recently, tens of thousands of Kiwis are returning home and are now snapping up houses in the wider Auckland region, along with international buyers. Many houses sell unseen and before they are even marketed.

So, if you are looking for a change of scenery and want to move to Auckland, or if you’re currently in Auckland and want to up – or downgrade, it makes sense to build a new home rather than the constant disappointment of missing out in the existing housing market.

And remember, when you buy an existing home there will always be things that don’t quite work in layout, colours, dated fixtures and appliances etc.

Why build new?

Besides putting a stamp on history and blessing your new home with some personal touches, there are a lot of good reasons to build a new home.

  • New house smell: You will move into your newly built home with that ‘new home smell’ where no one has lived before. Every existing home has the mark of the previous owners. Whether it is a stain on the carpet, or the smell of a family pet, it stays with the home.
  • Eco-friendly: A new home requires going through an energy rating assessment to ensure that your home is designed to be more eco-friendly, therefore means less energy bills. This can also become more of a benefit when it comes time to sell.
  • New warranties: New warranties on all inclusions and Stroud Homes come with a structural warranty for 6.5 years
  • Less maintenance: When everything is new, it means less repairs and maintenance around the home, meaning more leisure time with your family or doing the things you love to do! At Stroud Homes Auckland South, we have maintenance periods from 3 months to 6 months, this allows your home a little bit more time to settle.
  • For the investors: If you choose to build an investment property, you can claim depreciation quite rapidly over the first few years.
  • Government incentives: If you are looking to buy your first home ever and you’ve been making regular KiwiSaver contributions for at least three years, you may be able to apply for a First Home Grant. If you buy a new home or land, you can get $2,000 for each year you’ve paid into the scheme. The most you can get is $50,000 ($10,000 over five years).

But what about an established house?

Naturally, when buying an established home there are some benefits. These include the time that it takes to move into an already established home.
